Job Description

🎯 Job Purpose

To lead and manage all maintenance operations across residential/commercial properties, ensuring optimal functionality, safety compliance, and cost-effective upkeep of assets.

1. Maintenance Operations

• Oversee day-to-day maintenance of all properties (electrical, plumbing, HVAC, civil works).
• Ensure preventive and corrective maintenance schedules are implemented.
• Monitor building systems (lifts, DG sets, STP, WTP, fire systems, etc.).

2. Team Management

• Supervise maintenance staff, technicians, and contractors.
• Allocate work, monitor performance, and ensure productivity.
• Provide technical guidance and training to team members.

3. Vendor & Contractor Management

• Identify and onboard vendors for AMC (Annual Maintenance Contracts).
• Negotiate contracts and ensure quality service delivery.
• Monitor vendor performance and compliance with SLAs.

4. Budgeting & Cost Control

• Prepare annual maintenance budgets.
• Track expenses and optimize operational costs.
• Ensure cost-effective procurement of materials and services.

5. Compliance & Safety

• Ensure compliance with statutory regulations and safety standards.
• Conduct regular safety audits and inspections.
• Maintain records for fire safety, electrical safety, and building compliance.

6. Asset Management

• Maintain asset register and lifecycle tracking.
• Plan upgrades, renovations, and replacements when required.

7. Customer / Resident Support

• Address maintenance complaints and ensure timely resolution.
• Coordinate with CRM/team for customer satisfaction.

8. Reporting & Documentation

• Prepare MIS reports on maintenance activities and costs.
